Step 1: Initial Setup
We meet with you, evaluate the property, and customize a Home Watch checklist based on your home’s unique features and risks.
Step 2: Weekly Inspections
Each week, we visit your property and perform a full inspection. Reports with photos are sent in real time, including any needed service alerts.
Step 3: Immediate Response Protocol
If issues arise, we follow our standard operating procedures and coordinate repairs with either our vetted partners or your preferred vendors.

Step by Step
While You Are Gone
We “summerize” your home using a refined checklist built over thousands of visits. From shutting off water sources properly to confirming A/C and dehumidification settings, our steps are designed to prevent common Florida home issues. That’s why we’ve never had a supply line leak on our watch.
Prior to Your Return
We prepare your home to welcome you back after a long, hot, and humid Florida summer. Based on your preferences, we suggest and schedule the necessary services in the correct order—so your home is comfortable and ready when you walk in the door.
While In Residence
Even while you’re home, we remain available for scheduled and on-demand services like pest control, AC repair, or coordinating access for deliveries, service vendors, or guests. Our goal is to offer support without intrusion.
Custom Reporting & Rapid Response
Each visit includes a real-time property report customized to your home.
We track key features like:
Golf Carts and trickle chargers
Pool Systems
Dehumidistats and visible air handlers
Gas/propane vs. electric systems
Signs of pest activity or damage
When issues arise, we send photos while still on-site and follow our Standard Operating Procedures (SOPs) to mitigate damage immediately.
