Search the term “Home Watch” and you’ll likely find some version of this:

“A Home Watch person is someone who visits your vacant property to perform scheduled visual inspections.”

Sounds simple enough. A friend, neighbor, cleaning person, or any trusted individual could technically fit that description.

Here’s what that definition leaves out.

Walking through a property is easy. Knowing what you’re looking at — and what to do about it — is another matter entirely. A few real examples:

  • Water problem. Is it plumbing, AC, a roof leak, or a slab leak? That’s four different vendors, and calling the wrong one wastes time and money.
  • Blank thermostat. What’s the most common cause?
  • Electric bill spike. What’s the logical first step?
  • Ball valve vs. gate valve. What’s the difference, and when should a ball valve be used instead?
  • High humidity, low temperature. What’s the likely cause?
  • Considering an AC replacement. Why do quotes vary so much and what is right for you?
  • Wind mitigation report vs. four-point inspection. They’re not the same thing, and insurers ask for both for different reasons.
  • “Free roof inspection” offer. How beneficial is this?
  • Rotting fascia board against the pool cage gutter. What are the repair options, and how urgent is it?
  • Electric panel has “double taps.” What does that mean, and what are your options?
  • Different types of roof treatments. Which one is right for your roof?
  • Quartz vs. quartzite. Not the same material — and it matters when you’re renovating or selling.

A generic home watch visit can tell you that something looks off. It can’t tell you what it is, why it happened, or what to do next — and that gap is where small issues turn into expensive ones.
